Bore water rust
Iron staining from garden bores is a known Perth problem on paths and walls. Where it reaches carpet it is rust, which needs a different chemistry to detergent and does not always lift, so we test a hidden patch first.
Carpet steam cleaning across Perth for homes, offices and rentals, with a drying time quoted for the month you are booking rather than one number all year.
Most of what is in a Perth carpet is dry grit, and most of its damage happens down at the base of the pile where a vacuum cannot reach. That is the job.
Worth two minutes before you book anybody, including us.
There is no licence for carpet cleaning in WA. Anyone can buy a machine and start, which explains why two quotes for the same three bedrooms can be so far apart.
Voluntary Australian and industry standards for carpet cleaning do exist, but none of them is law. So the useful questions are simple: what method are you using on my fibre, how will it dry, and what happens if it goes wrong.
More than people expect. Carpet industry guidance has long held that most of the soil in a carpet is dry particles, not spills.
Sand, hair, fibre and dirt work down into the lower part of the pile near the backing, and they wear the fibres at their base. Perth sits on sand, so every doorway and every beach trip adds to it.
That is why the dry vacuum pass before anything gets wet is not a formality. Wet that grit first and you have made mud in the base of the pile.
It depends on the month. Drying is evaporation, and dry air pulls water out of a carpet far faster than damp air does.
Perth's summer afternoons are dry, while winter mornings are damp and cool. That is two different drying environments in one city.
In winter, drying has to be worked for: air movers across the pile, airflow through the room, and sometimes a dehumidifier. In summer it mostly looks after itself.
So we give you a drying estimate for your booking date, and wool always takes longer than synthetic.
Written quote first, so nothing changes once the hose is through the door.
Contact usStep 01
A proper vacuum pass before any water, because most of what is in there is dry and wetting it makes it worse.
Step 02
Solution chosen for what the carpet actually is, with dwell time so it does the work instead of the wand.
Step 03
Hot water extraction through the pile, rinsed until the detergent is gone, then extra dry passes to pull the water back.
Step 04
Air movers across the wet pile, longer runs in winter, and a realistic time before the furniture goes back.
Quite possibly. Many WA leases include an additional term requiring the tenant to have the carpets professionally cleaned when they move out and to hand over a receipt.
Not every lease carries it, so read the additional terms in yours. If it is there and you cannot show a receipt, the landlord can claim the cost from the bond.
So the invoice is the part that protects you. We give you one with our ABN on it.
Four answers given before you book rather than after.
Iron staining from garden bores is a known Perth problem on paths and walls. Where it reaches carpet it is rust, which needs a different chemistry to detergent and does not always lift, so we test a hidden patch first.
Extraction works the pile. If urine has gone through to the backing and underlay, the smell will not lift until that is dealt with, and a large area usually means replacing the underlay.
Those are colour loss, not soil. No amount of cleaning brings colour back.
Moisture left in the backing travels up the fibres as it dries and brings the mark with it. The answer is more extraction and faster drying.
We would rather tell you a stain is permanent at the quote than have you pay twice to find out.
Yes. Offices, reception areas, strata corridors, clubs and showrooms, across the CBD, West Perth, Osborne Park, Belmont and the wider metro area.
A commercial floor wears faster than a home, so it needs deep cleaning more often, with lighter maintenance cleans in between to hold its appearance.
We book around your trading: early morning before you open from 6am, or in the evening after close, finished by 10pm. That gives the floor time to dry before staff walk on it, and the dated photo report goes to whoever signs off.
Six reasons, one line each.
Quoted after we have seen the carpet, on the areas, the fibre and its condition, and written down before we start.
A hallway is an area. So is a landing, a walk-in robe and a flight of stairs. We list them on the quote so nothing turns up as a surprise.
Stain treatment, pet odour and carpet protection are their own lines, so you can take them or leave them.
Wool holds far more water than synthetic and takes longer to dry. An eight year old traffic lane is a slower job than a two year old one.
Tell us the rooms, roughly how old the carpet is and whether there are pets, with a few photos. A written quote follows, and the figure holds unless the scope changes.
Carpet is rarely the only thing a room needs. These travel on the same truck.
Same visit, and lounges hold more than carpet does. Upholstery cleaning
Worth doing while the bedrooms are already cleared. Mattress cleaning
For the hard floors between the carpeted rooms, done in the same visit. Tile and grout
Carpet is one line on a WA condition report, not the whole list. End of lease
If the carpet is wet rather than dirty, that is a different job. Water damage
The rest of the place done the same week, on flat rates by bedroom. House cleaning
The Perth metro area, from Joondalup to Rockingham, and Mandurah. Somewhere we have missed? Send the postcode and you will hear back the same day.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
It depends on the month and the fibre. Summer drying is quick, while winter needs air movers and good airflow, and wool takes longer than synthetic either way. We give you an estimate for your booking date.
Hot water extraction, which people call steam cleaning, for a proper deep clean, and it is the method most carpet makers recommend. Low moisture methods dry faster and suit a quick refresh between deep cleans.
We quote after seeing the carpet or photos of it, on the number of areas, the fibre and the condition. Protection, odour treatment and spot work sit on their own lines.
Not if it is rinsed and dried properly. When it happens, it is usually detergent residue attracting soil, or wicking, where moisture left in the backing carries a mark back up as it dries.
Check the additional terms in your lease. Many WA leases require professional carpet cleaning and a receipt when you leave, and if yours does, the invoice is what protects you.
Most homes suit a deep clean every year or so, and busy commercial floors more often. Your carpet warranty may set its own interval, so keep the invoice either way.
Not entirely. Beds, lounges and dining tables we shift and put back. Clear anything breakable, anything with a cord and the contents of low cupboards before we arrive.
If it is on the surface, yes. If urine has soaked through to the backing and underlay, cleaning the pile will not reach it, and we will tell you which one you have before you commit.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Tell us the rooms, roughly how old the carpet is, whether there are pets and your suburb. A written quote comes back with every area listed and a drying estimate for the month you are booking.
